Important Factors when choosing a roofing contractor:
It is important that you interview a few roofing contractors and find the one that you feel most comfortable with. We find it is very important to explain exactly what we will be doing as well as what materials we will be providing. As a consumer, you may not be knowledgeable on roofing and we feel it is important that we explain everything to you so you are comfortable. We will be happy to answer any questions and we also will consult with you on selecting color schemes as well as provide sample boards upon request so that you know exactly what to expect once your roof is installed. It is also very important to have an understanding of ventilation. This is not only important in order to keep the attic cool but it is also very important to prevent moisture build up which can cause the roof deck to fail over time.
How big of a factor should price play in choosing a roofing contractor?
There is a lot more that goes into replacing a roof than just installing shingles. There needs to be a great knowledge of how the shingles and the under-layment deck protection should be applied in order to make sure the roof is properly flashed. We take extra precautions with all of our skylight installations, roof penetrations, as well as new flashings on all chimneys. As a homeowner, you may be concerned or prefer not having skylights but if they are installed properly there is nothing to be concerned about. We stand behind our work and will guarantee there are no leaks and no reason to worry.
Choose a roofing contractor that expresses sensitivity to the environment
Roofing is sometimes thought to be a messy project. Regardless of where you stand on environmental issues, we can all agree that proper cleanup and disposal of materials should be a top priority for any responsible contractor. Sloppiness should not be tolerated and we will treat your home as if it were our own while on your property. We have the experience and knowledge and take extra precautions to ensure the job is maintained and kept clean throughout. We will protect driveways, landscape, etc. to prevent damage to these areas due to disposal container placement, material staging, etc. This is not something every roofing contractor may due. JAY Construction is a premier roofing company in with over 1,000 roof installations completed in New Jersey. We are also a full service general contractor which places us inside peoples homes on a daily basis and we understand the importance of taking care of your home during any type of construction project. We also sometimes need to gain access into the home during skylight replacement or when installing a ridge vent. In this case, we cover all of your personal belongings and protect all floor coverings to prevent any potential messes or damage. When we are completed we will make sure your house is left pristine as if we were never there.
Roofing Layers? 1st and 2nd layers explained and our approach.
JAY Construction will not do an “overlay”. By NJ regulations and local building codes you are allowed a 2nd layer of shingles but this voids all warranties from the manufacturers and in our experience you will have issues when the original layer begins to fail. We guarantee all labor on our new roof installations for 5 years and we cannot provide this warranty with an overlay therefore it is our strict policy to not do them. Be weary of any roofing contractor that suggest that you do an overlay. This is due to lack of experience and most likely wanting to sell the job for less money but this is a great example of the old saying, “You get what you pay for.”
Removing the original layer and replacement with all new components is more expensive but your roof is your first line of defense to the elements and this should not be an area where you cut a corner. It is important when you are investing your money into replacing the roof that it is done properly and that the plywood roof deck is inspected. If there were leaks and plywood is damaged it should be replaced. If you do an overlay you are not given this opportunity to make these repairs and most likely this area of the roof will continue to leak during heavy, driving rains.
