J.A.Y Construction will not do an “overlay”. By NJ regulations and local building codes you are allowed a 2nd layer of shingles but this voids all warranties from the manufacturers and in our experience you will have issues when the original layer begins to fail. We guarantee all labor on our new roof installations for 5 years and we cannot provide this warranty with an overlay therefore it is our strict policy to not do them. Be weary of any roofing contractor that suggest that you do an overlay. This is due to lack of experience and most likely wanting to sell the job for less money but this is a great example of the old saying, “You get what you pay for.”

Removing the original layer and replacement with all new components is more expensive but your roof is your first line of defense to the elements and this should not be an area where you cut a corner. It is important when you are investing your money into replacing the roof that it is done properly and that the plywood roof deck is inspected. If there were leaks and plywood is damaged it should be replaced. If you do an overlay you are not given this opportunity to make these repairs and most likely this area of the roof will continue to leak during heavy, driving rains.
